Land Use


One of the most complicated areas of real estate law is land use and zoning. Not only do these regulations change regularly, but they are also extremely detailed, addressing such things as how far from the street a building must be and how its parking lot must be constructed. One small mistake and you could end up violating a code – and fixing code violations can be very expensive.


We have extensive knowledge and experience guiding people through land use and zoning matters. We will advise you of current laws and make sure you are in compliance with them.


Our attorneys have represented for-profit and not-for-profit developers of residential and commercial real estate in the development application processes, including assisting with the application materials and appearing before municipal planning and zoning and wetlands commissions. We have also regularly advised and represented land use commissions in various Connecticut municipalities.


We have represented developers of HUD and CHFA-subsidized elderly housing projects, and developers of urban cooperative housing projects from organization and property acquisition through construction and lease-out.


Over the years, we have represented parties in controversies with respect to boundary disputes, title irregularities, easements and other encumbrances, highway lines, and similar issues concerning real estate.
